- Obligations: The owner must comply with co-ownership regulations, including maintenance fees and rules set by the management committee.
- Common Areas: Ownership does not extend to shared facilities, which are jointly owned by all unit owners.


2. Certificate of Perpetual Lease of a Private Unit
A Perpetual Lease is a long-term lease agreement that grants a lessee rights over a property for an indefinite period, subject to renewal conditions. This is commonly used in Cambodia when foreign individuals or entities lease property for long-term use.
- Legal Basis: Usually based on Cambodia’s Civil Code and Land Law.
- Lease Duration: Can be long-term (e.g., 50 years or more) and renewable.
- Rights of the Lessee: The lessee has the right to use, sublease, or transfer their leasehold interest, but they do not own the land.
- Obligations: The lessee must comply with lease terms, including rent payments and property maintenance.
